New Construction · Northern California

New homes, real builder offers — verified, not advertised.

Builders rarely lead with their best numbers. I check their published offers every week — price cuts, rate deals, and closing credits — so you see what's actually on the table before you tour.

Where a builder publishes nothing — KB Home, SummerHill (final homes only: Oak Grove 8 left, City Village 15 left), Taylor Morrison, Richmond American, Meritage, Discovery, Woodside, and Legacy — there is no public number to lean on. That's exactly where representation pays: the money is negotiated at the table, not posted on a website.

Before your first visit: the registration rule

At nearly every builder, your agent must accompany you and register you in writing on your FIRST visit to the sales office. Walk in alone first — even just to "look around" — and the builder may refuse to recognize your agent later, which can cost you representation and any broker compensation entirely.

The sales office works for the builder, not for you. Call me at (408) 242-1801 before your first tour and I'll make sure you're registered correctly — it costs you nothing to have your own agent in your corner.

All offers are as published by the builders and were checked on October 13, 2026; builders change or withdraw offers without notice, and every offer is subject to the builder's terms, home and community eligibility, and buyer qualification. Rate offers require financing through the builder's own lender (for example, Lennar Mortgage or Toll Brothers Mortgage), as noted on each offer. Nothing on this page is a guarantee of any rate, price, or credit — confirm current terms with me and the sales office before you sign.
